# Ortega

Ortega is the oldest housing stock we work in, and on a service call that fact
outweighs everything else. The appliance in the opening is modern. The opening
is not.

Most of what we are called to fix here was decided years before we arrived, at
the point where a 36-inch built-in was fitted into joinery that was drawn for an
icebox and widened twice since.

## The cabinets are the problem

Old Ortega's kitchens were laid out between the 1900s and the 1930s, and almost
none of them were drawn for a built-in refrigerator. Three things follow, and we
see all three regularly.

**The opening is undersized.** A modern built-in needs its rough opening held to
tight tolerance, plus clearance above the grille for the condenser to breathe.
A cased opening that was widened once, decades ago, is usually a quarter inch
short somewhere, and the narrowest of three readings — top, middle, floor — is
the one that governs. Where the top of the opening has been closed in by a
soffit or a returned run of moulding, the machine ends up recirculating its own
discharge air, and the complaint that reaches us is always "it is not cooling",
never "the exhaust is blocked".

**There is no dedicated circuit.** A built-in wants its own 20-amp line. In a
house that was wired before the appliance category existed, it is frequently
sharing with the counter receptacles, and the symptom is intermittent: the unit
runs fine until the kettle and the toaster land on the same leg. That behaviour
reads exactly like a failing control board, and it is the main reason we meter
the receptacle while the compressor starts rather than at rest.

**The floor is not flat.** Heart pine over a hundred-year-old joist span moves.
A cabinet that reads level at installation can rack enough within a year to
break the door seal along the hinge side, and the first complaint is always
condensation rather than a door that will not close.

## What seasonal movement actually does

The racking is worth spelling out, because it is the fault most often treated
with the wrong part. A built-in relies on the cabinet being square for the doors
to self-close and for the gasket to make contact all the way round. Lose a small
amount of square and the seal opens along one edge — usually the hinge side,
usually at the top or the bottom rather than the middle.

Humid air then enters continuously. The evaporator ices faster, defrost cycles
run more often, and the compartment sits a few degrees above setpoint on a hot
afternoon. Replacing the gasket makes it better for a season and the complaint
returns the following summer, because the gasket was never the fault. Shimming
the cabinet and resetting the door alignment is the repair; a new gasket is at
best the second half of it.

We check seal contact from top to bottom on every visit here, and we record
where it opens rather than reporting that it "seems fine".

## Access is part of the job

Old Ortega sits on the peninsula between the Ortega River and the St Johns, and
its streets were laid out for cars that were considerably smaller. Driveways are
narrow, garages are detached and set back, and a kitchen in the older houses is
often reached through a hall that will not pass a 36-inch cabinet on a dolly
without a door casing coming off.

A built-in is serviced in place nine times out of ten — the grille comes off for
the condenser deck, interior panels come off for the evaporator, and the
controls are reachable from the front. When a job genuinely requires the cabinet
to come forward on its rails, it becomes a planned job: protected flooring, two
people, and a route walked before the day is booked. None of that is a problem
if it is known in advance. It is a very expensive problem if it is discovered on
the morning the cabinet has to move.

## Parts, and why the serial number matters

The single most useful thing a homeowner in this neighborhood can do before we
arrive is find the model and serial plate, which on a built-in sits inside the
fresh-food compartment on the upper left side wall.

Built-in refrigeration is produced in long-lived platforms with running changes,
and components are frequently specific to a serial range rather than to the
model as a whole. A door gasket, a control board or an evaporator fan can have
two or three supersessions behind it. Ordering against the model alone is how a
part arrives that does not fit, and on equipment of this age that costs a second
visit and a second week.

Where a part is no longer stocked, we say so at the estimate rather than
discovering it after you have approved a number. That conversation changes the
decision, and it should happen before the money does.

## How we run a call in 32210

Three measurements before any panel comes off — opening width at three heights,
supply voltage under load, and door seal contact from top to bottom. Half the
"compressor" complaints in this neighborhood turn out to be airflow, alignment
or a supply problem, and it is cheaper to rule those out first than to chase a
sealed system that was never at fault.
