# Riverside and Avondale

We are rarely called to Riverside or Avondale for the fault a homeowner
describes on the phone. We are called for the fault it turns out to be, and in
these two neighborhoods that is nearly always the house acting on the appliance
rather than the appliance failing on its own.

## The houses are the constraint

Riverside and Avondale were built out largely between the 1900s and the 1930s.
Bungalows, Prairie and Tudor Revival, brick piers, plaster over lath, and
kitchens laid out around an icebox rather than around a refrigerator that plugs
into a wall and sits flush with the cabinet run. Three consequences follow, and
they account for most of what we do here.

**The cabinet opening is a negotiation.** A 36-inch built-in wants a rough
opening held to tight tolerance, plus a clear exhaust route above the grille. In
a kitchen that was widened once in the 1970s and again in the 2000s, the opening
is frequently out of square by enough to matter, and the top is often closed in
by a soffit that leaves the machine breathing its own warm air. We measure the
opening at three heights and check what is above it before touching anything
else.

**The wiring predates the appliance.** A built-in wants its own 20-amp circuit.
In a house wired in the 1920s and rewired piecemeal since, it is usually sharing
with counter receptacles. The fault is intermittent by nature: the cabinet
behaves for weeks, then misreads or resets when the kettle and the toaster land
on the same leg. That looks exactly like a failing control board, and it is the
main reason we read voltage under load before we quote one.

**The floors move.** Heart pine over long joist spans on brick piers responds to
a humid summer and a dry January. A cabinet that read dead level at installation
can rack by a small amount within a year, and the seal breaks contact along the
hinge side. The homeowner reports condensation on the frame, never a door that
will not shut.

## Two independent systems, and why that shortens the call

A built-in refrigerator of this class runs two separate sealed systems, one for
the fresh-food compartment and one for the freezer. That single piece of
architecture does more to speed up a diagnosis here than anything else we carry
in the van.

If the freezer is holding and the fresh-food section is warm, the freezer has
just proved its own compressor, its own charge and its own high side. Half the
expensive possibilities are eliminated by a probe reading taken in the first ten
minutes, and what remains is the fresh-food evaporator, its fan, its defrost
circuit, its damper and its sensors — all of which are inexpensive relative to
sealed-system work.

The reverse case is also informative. Both compartments drifting together
usually points at something shared: airflow across the condenser deck, ambient
heat in a closed-in opening, or the supply. That is the pattern we most often
find in these kitchens, and it is why the condenser and the receptacle get
checked before anything is opened up.

## Repair or replace, on equipment of this age

These houses hold a lot of built-in refrigeration that is fifteen years old and
still worth keeping, and a certain amount that is not. We would rather have the
conversation on the first visit than after a second repair.

The case for repairing is straightforward: a built-in is trimmed into joinery
and frequently carries custom panels made to match the cabinet run. Replacing it
is not an appliance purchase, it is a millwork project, and in a kitchen whose
opening is already out of square the replacement may not drop into the space at
all without carpentry. A cabinet with a straight door, an intact interior and
one identifiable fault is usually worth the money.

The case against is a cabinet that has already had two sealed-system repairs, or
a sealed-system leak in a section of tubing routed through foam where it cannot
be reached without destroying the liner. We will say so, in writing, and charge
one diagnostic rather than sell a repair that buys eight months.

## Access, and what it costs when it is a surprise

These are narrow lots with tight driveways and, in the older blocks of Avondale,
a rear kitchen reached through a hallway that will not take a 36-inch cabinet on
a dolly without the door casing coming off. Most repairs never require the
cabinet to move — the grille, the interior panels and the controls are all
reachable from the front. When a job does require it, we plan the route in
advance rather than discovering it on the day.
