# Built-in installation and retrofit

> Fitting a Sub-Zero column or built-in into an older Jacksonville kitchen. Opening tolerance, clearance, circuit and levelling, measured before delivery.

## Symptoms an owner reports

- The rough opening is short by a fraction of an inch
- No dedicated circuit within reach of the cabinet
- Crown moulding or a soffit blocking the grille exhaust
- The floor is not level across the width of the opening
- Panel doors that will not sit flush with the run

Most of the built-in installation problems we are called to fix were created
before the appliance arrived, at the point where somebody assumed a nominal
cabinet width was the same as a rough opening. It is not, and the tolerance on a
built-in is tight enough that a quarter inch decides whether the door closes
square.

This sheet is the survey we run before a cabinet is ordered, and the same one we
run when an existing installation is misbehaving.

## The five measurements

**Rough opening width, at three heights.** Top, middle and floor. Old walls are
not parallel. The controlling number is the narrowest of the three, not the one
that is convenient.

**Opening height, and what is above it.** A built-in exhausts through the grille
at the top and needs a clear path out of the cabinetry. A soffit, a crown
moulding returned across the opening, or a decorative panel added later will
trap the discharge air, and the machine then breathes its own heat. This is the
single most common retrofit error we find in older kitchens.

**Depth and the wall behind.** Water line, receptacle location and any pipe
chase eat into depth. A cabinet pushed forward by a supply stub sits proud of
the run and looks wrong forever.

**Floor level across the full width.** We shoot the floor at both sides of the
opening. A built-in must sit level for the doors to self-close and for the seal
to make contact around the perimeter.

**The electrical supply.** A built-in wants its own dedicated circuit. We
confirm what the receptacle is actually connected to rather than what the panel
label claims, and we read voltage under load.

## Why the historic belt is a category of its own

Kitchens in Riverside, Avondale, Old Ortega, San Marco and Old Mandarin were
laid out between the 1900s and the 1930s, long before a 36-inch built-in
existed. Three things follow, and we see all three routinely.

The opening was widened once already, decades ago, and is out of square. The
wiring predates the appliance, so the refrigerator is sharing a circuit with
counter receptacles and the fault presents as an intermittent electrical
complaint rather than an obvious one. And the floor is heart pine over a long
joist span that moves seasonally, so a cabinet set perfectly level in January
can rack enough by August to break the door seal along the hinge side.

The correct answer in those houses is usually not a bigger appliance opening. It
is a column configuration that fits the opening you have, plus the carpentry and
electrical work identified in advance rather than discovered on delivery day.

## What we deliver

A written survey with every measurement, the clearance calculation, and a plain
statement of what has to change before a cabinet can be set. If the opening will
not take the model under consideration, we say so while it is still possible to
choose a different one.

For an existing installation that is causing trouble, the same survey usually
identifies the cause in one visit — most often a blocked exhaust path, a cabinet
that is out of level, or a shared circuit.

The diagnostic fee is flat and credited toward the work. Estimates are in
writing before anything is ordered. We are independent, we service Sub-Zero
