Jacksonville has a belt of neighborhoods where the kitchens were laid out between the 1900s and the 1930s and never fundamentally rebuilt: Riverside, Avondale, Old Ortega, San Marco and Old Mandarin. They are the best housing stock in the city and the worst place to assume an appliance will fit.
Most of the installation faults we are called to fix in those houses were created before delivery day, at the point where somebody read a nominal cabinet width and treated it as a rough opening.
Five measurements, taken before ordering
Opening width at three heights. Top, middle and floor. Century-old walls are not parallel, and the narrowest of the three governs. A quarter inch short at the floor holds a door out of parallel with the frame, and no gasket will seal that.
What is above the opening. A built-in exhausts through the grille at the top and needs a clear route out of the cabinetry. In these kitchens a soffit, a dropped ceiling or crown moulding returned across the opening is normal, and the machine ends up breathing its own discharge air. The complaint is always “it is not cooling”, never “the exhaust is blocked”.
Depth, and what is in the wall. A water stub or a receptacle in the wrong place pushes the cabinet forward, and it then sits proud of the cabinet run permanently.
Floor level across the full width. A built-in must sit level for the doors to self-close and for the seal to make contact all the way round.
The circuit. Not the panel label — the actual circuit. We identify what the receptacle is connected to and read voltage while the compressor starts.
The three failures that follow when those are skipped
Recirculation. The most common. A blocked exhaust path raises head pressure, the compressor runs long, and the cabinet loses ground on a hot afternoon. It gets diagnosed elsewhere as a sealed-system fault more often than it should be.
Shared-circuit brownout. A kitchen wired before the appliance category existed usually has the refrigerator sharing with counter receptacles. The cabinet behaves for weeks and then misreads or resets when two counter appliances land on the same leg. It looks exactly like a failing control board.
Seasonal racking. Heart pine over long joist spans on brick piers moves with the humidity. A cabinet set dead level in January can rack by a small but sufficient amount by August, breaking door-seal contact along the hinge side. The first complaint is condensation on the frame, and it recurs every summer until the cabinet is shimmed properly rather than re-gasketed.
What we usually recommend instead
The instinct is to enlarge the opening. In a load-bearing wall in a 1920s house, that is a carpentry project with a structural component and it frequently costs more than the appliance decision it was meant to enable.
The better answer is usually to fit the opening you have. Column configurations come in narrower widths, and two narrower cabinets set side by side will often go into a run that will not take a single wide one — while giving you separate refrigerator and freezer capacity in the process.
Either way, the survey happens before the order rather than after. A written sheet with every measurement, the clearance calculation, and a plain statement of what has to change costs a fraction of what a returned cabinet costs, and it is the single most useful hour we spend in these houses.
