Nothing about the kitchens on this side of the Southside is difficult. The openings are square, the circuits are dedicated, and the cabinets were installed by somebody working from a drawing. What makes a Deerwood call its own problem is quantity: the houses here rarely hold one refrigeration cabinet, and the reported fault is rarely the only one on the property.
Deerwood, Deercreek, Glen Kernan and Pablo Creek Reserve were built for large kitchens. A normal service visit here is on a house with a built-in refrigerator in the kitchen, an undercounter cabinet in the island or the bar, a wine cabinet, and often a separate ice machine in the butler’s pantry.
Each of those is a different machine with different failure modes, and three of the four are plumbed. We ask what else is in the house when the appointment is booked, because the alternative is a second call four months later for a fault that was already present and already visible on the first visit.
It is almost never the kitchen refrigerator. It is the bar or pantry unit that runs hard for a party and then sits idle for three weeks.
Two things work against an intermittently used cabinet. Standing water sits in the supply line, the valve and the mold between cycles instead of being flushed through, and a machine that is opened twice a month never gets its condenser looked at because nobody is standing in front of it. By the time somebody notices, the complaint is usually a total stop rather than a gradual decline.
If you have a cabinet in the house that only gets used occasionally, say so when you book. Looking at both on one visit costs a fraction of two visits.
A lot of houses in Deerwood and Glen Kernan have a covered lanai with an undercounter refrigerator or an ice machine built into the outdoor run. That equipment is doing the hardest work of anything on the site.
A refrigeration cabinet rejects heat into the air around it. Ambient temperature in a covered outdoor kitchen through a North Florida August is far above what a kitchen cabinet ever sees, and the machine runs longer duty cycles to hold the same setpoint. Add humidity condensing on the cabinet exterior and airborne debris loading the condenser, and the service interval outdoors is genuinely shorter than indoors.
The other half of that conversation is honest and occasionally unwelcome: a cabinet not rated for outdoor installation will not last in an outdoor run. If one has been fitted there, we will say so rather than book the same repair every year, because the repair is not the problem — the location is.
Wine storage is the cabinet homeowners are least likely to report a fault on and most likely to be upset by. It holds a much narrower band than a refrigerator, often across two zones, and a few degrees of drift is a real problem rather than an inconvenience.
We check the compartment against our own probe rather than the display, look at where the cabinet sits relative to afternoon sun and any nearby heat source, and read the door seal and the condition of the interior lighting. A wine cabinet in a west-facing bar with glass doors is working against a wall load every afternoon, and no amount of setpoint adjustment fixes that.

Where a house has multiple gated approaches or a service entrance, telling us which one to use when you book saves ten minutes of the visit. Clear access to the front of each cabinet saves more — the condenser deck is behind the upper grille, and a stool, a rug or a stack of trays in front of the unit has to move before anything starts.

Warm on top, correct below, which had two other companies talking about refrigerant. He opened the upper section, found the air passage packed with frost from a failed defrost cycle, and worked from there.

The whole unit had started shaking hard enough that the racks rang. Two of the isolation feet had perished. He fitted a replacement set and shimmed the cabinet true in its opening before packing up.
